Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $40 per person 18 and older occupying the apartment. You may pay these online by credit card, a small fee will apply. All application fees are nonrefundable.
The hold fee is a non-refundable $100 fee required at the time of application submission.
The administrative fee is a non-refundable $100 fee that is due at lease signing.
Applications may be found under the “floor plans” tab of our property website, or you can stop in the office for a paper application during business hours.
Security Deposits will vary depending on qualifying criteria. The standard security deposit is $500 up to 2 months' of market rent.
Rent is always due on the first and a $50 late fee is assessed on the 6th of every month (even Sundays and holidays).
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Up to 2 pets, cats or dogs, are allowed. Any number of pets living in the apartment will then require a one-time, non-refundable pet fee per pet and a monthly pet rent per pet. Visit our pet policy page to learn more. Breed restrictions apply, please contact the office.
Resident Questions
Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is two times the rent amount. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 2 days, they will need to fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 60 days prior to the lease expiring to provide your written notice.
Our community is cable and Internet ready for the provider of choice.
Yes! We have partnered with a national renter’s insurance provider that offers a policy that meets our minimum requirements. For your convenience, you can enroll online at www.ePremiumInsurance.com or by calling 1-800-319-1390. If you enroll with ePremium, they will automatically send us your proof of coverage upon policy activation so there is nothing further you would need to do. If you elect to obtain coverage from another insurance carrier, you will be required to provide proof of this coverage to the leasing office and the policy must meet our minimum requirements of $100,000 Liability Coverage and $10,000 Personal Property Coverage.
We provide community grills near the picnic area.
If you are locked out during business hours, you can come to the office to be let back in your apartment or garage. Please do not call emergency maintenance. You must call a locksmith if you are locked out after normal business hours.
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.

Great apartments right on the lake! Location is perfect to get downtown Decatur or into Mt. Zion (both within 5 minutes) Staff is always working to keep updating the facilities for the tenants. Of course, the pool is nice perk during the hot summer.

Just signed my third lease with Timber Cove.... Love the staff, they are always very helpful. When there's an issue with maintenance they're always there to help. Also, Timber Cove is a great place to meet people and the pool is a plus.

I would recommend these apartments to anyone lived here for 2 years and always felt safe and comfortable. Having the maintenance there ready to help you with any issue you could imagine is amazing and the property manager is the most helpful and welcoming and we especially loved the pool day for all the puppies!!

Apartments are spacious, with a layout that makes it feel like a home not an apartment. Very welcoming of pets and children. Management is very personable and was very quick with even the smallest repairs. The Parking lots aren’t assigned spots but we never had any issues with being close enough to the door. I’ve lived here on and off for about 3 years now, 2 separate apartments and don’t have any complaints

Timber Cove are the best apartments in Decatur! No where else are you going to find the amenities they offer. Cable included in my rent is 1 of my favorites. Each building has a laundry room or you can pay a little extra to have your own in your apt. They're always making improvements. Like 1 day I came home and they had replaced all of my ceiling lights with brighter, energy efficient bulbs free of cost. Plus, I really like that at least once a month the office has a fun activity or even a quic

We have lived here for a year now and have already signed on for another year! The staff members are friendly, super helpful, and very responsive. We haven't had any major issues or concerns. Our neighbors are respectful and quiet. It's a great place with many amenities for a young couple or individual just starting out living on their own. We have lived here for a few months now and LOVE it. Office staff are always super friendly when we come in or call the office. They showed us the apartments and were very knowledgeable - they have been working and managing the property for over 10 years.
